There are some office layouts that are disorganized due to the way that they have grown organically, rather than having been properly space planned. Many problems exist when an office has not been formally planned.
During the formulation of office design, it is worth planning ahead; as you wouldn’t have to redesign everything just a few months later because of an increase in staff headcount.
The following standards can be employed to approximate the amount of usable space required for your business.
Typical President’s Office
- 350 to 450 sq. ft.
Typical Vice-President’s Office
- 200 to 350 sq. ft.
Typical Manager’s Office
- 100 to 150 sq. ft.
Open Space Workstation
- 60 to 75 sq. ft.
Conference Room
- 20 to 25 sq. ft. per person
Reception Area
- 150 to 200 sq. ft. (Receptionist and 2 – 4 people)
- 200 to 300 sq. ft. (Receptionist and 6 – 8 people)
Corridors
- 20% to 30% of the total usable area
The general rule of thumb is to allow 150- 250 usable square feet per person depending upon the type and style of the business. This range can change to cater to special needs such as extra-large conference rooms or storage requirements but will include normal amenities within a general use office. Though, it is highly recommended to consult an office space planner for an accurate determination of space requirements.
